Pressure washing that lifts the grime, not the paint

Mansfield Services is a family-owned company based in Underhill, serving Chittenden County and parts of Lamoille and Franklin Counties. Dirt, mold, mildew and algae don't just sit on your siding — they feed on it, and they settle into decks and walkways until the surface starts to go. The fix isn't more pressure. It's the right method for each surface: soft washing on siding and other delicate materials, and pressure washing where the surface can take it.

  • Soft washing on siding — never a high-pressure blast
  • Trim, soffits, fascia and the outside of gutters included
  • Plants and landscaping looked after

Simple From Start to Finish

How it works

1

Tell us what needs washing

Siding, a deck, a walkway — or all of it. Send us the size of your home and the surfaces you have in mind, and we'll come back with a typical price range. Just ask in the notes.

2

We match the method to the surface

Siding and other delicate surfaces get soft washed — low pressure plus a cleaning solution that removes mold, mildew and algae. Decks, walkways, patios, stone and brick get the pressure they can handle, and no more.

3

Your home looks like itself again

Green streaks gone, decking bright, walkways clean. Curb appeal back, and it's a good feeling to pull up to.

What's Included

Two methods, one crew — the right one for each surface

Pressure washing and soft washing are done with the same professional machine. The difference is how much pressure reaches the surface, and whether a cleaning solution does the work instead. Tap an option to see what's covered.

Soft Washing

Soft Washing — Siding & House Washing

Low pressure plus a biodegradable cleaning solution. The safe way to clean siding, and the only way we'll wash a house.

+

Siding & Exterior

  • Vinyl, aluminum, wood and fiber cement siding
  • Dirt, mold, mildew and algae lifted out
  • Trim, soffits and fascia included
  • Low pressure — never a high-pressure blast

Care & Cleanup

  • Biodegradable cleaning solutions
  • Plants and landscaping looked after
  • Careful around windows, doors and light fixtures
  • Work area rinsed and left tidy

High pressure can strip paint, gouge wood, and force water in behind siding — and it only rinses the growth off the surface, so it comes back. Soft washing treats it instead. It's the same method we use for roof cleaning.

Pressure Washing

Pressure Washing — Decks & Outdoor Surfaces

Where the surface can take it, we bring the pressure up — decks, pool decks, walkways, patios, fences, stone and brick.

+

Decks & Pool Decks

  • Bare wood decks
  • Painted and composite decks, including Trex
  • Pool decks, railings and stairs
  • Pressure dialed to the surface, not the schedule

Walkways & More

  • Walkways and patios
  • Fences
  • Stone or concrete
  • Porches and steps

Some people call this power washing. Strictly speaking, power washing means heated water — we don't use heat, and for Vermont homes it isn't needed. What matters is matching pressure to material.

Our Most-Requested Surface

Deck cleaning that brings the wood back

A Vermont deck takes a beating — snow load, shade, damp shoulder seasons. Grey wood and green film are the result. Deck cleaning is one of the jobs we're asked for most, and it's the one where method matters the most. Bare wood, painted boards, and composite decking like Trex each need a different touch, so we adjust before we start rather than after.

  • Pool decks, railings, stairs and porches
  • A good first step before staining or sealing

Black streaks on your roof? We can clean that, too.

Those dark streaks running down a roof are algae, and they hold moisture against the shingles. Since the soft wash rig is already set up at your house, it's the natural time to deal with it. The same low-pressure method lifts streaks, moss and lichen without the granule loss that high pressure causes.

Green streaks and grime? We'll wash it off.

Mold, mildew and algae aren't only an eyesore. Left alone they work into siding, decking and paint, and every season you wait costs a little more of the surface. A soft wash removes them and slows their return.

Pressure washing FAQs

What's the difference between pressure washing, soft washing, and power washing?

All three are done with the same professional machine. Pressure washing uses high-pressure water and is right for hard surfaces — decks, walkways, patios, stone and brick. Soft washing drops the pressure right down and lets a biodegradable cleaning solution do the work, which is what delicate surfaces like siding need. Power washing technically means heated water; we don't use heat, and Vermont homes don't need it. Most people use the three terms interchangeably, so if you asked for one and needed another, we'll tell you.

Is pressure washing safe for my siding?

High pressure isn't. It can strip paint, gouge wood, and force water in behind the siding — and because it only rinses the surface, the green streaks come back. That's why we soft wash siding instead: low pressure and a cleaning solution that removes the mold, mildew and algae rather than just knocking it off. It's safe for vinyl, aluminum, wood and fiber cement.

How often should a house be washed in Vermont?

For most Vermont homes, every two to four years. Where you land in that range depends on how much shade and tree cover you have, how damp the ground around the house stays, and how much rain the season brought. North-facing walls stay wet longest and grow the most. If you're seeing green or black streaks, or the siding leaves a chalky film on your hand, it's time regardless of the calendar.

Do you clean decks, pool decks, walkways and fences?

Yes — deck cleaning is one of the services we're asked for most. We clean bare wood, painted, and composite decking such as Trex, adjusting the method for each. We also clean pool decks, railings, stairs, porches, walkways, patios, fences, stone and brick.

Will washing remove every stain?

No, and we'd rather say so up front. Dirt, mold, mildew and algae come off well. Deeply set stains — rust, oil, tannin bleed from leaves, or wood that has already oxidized grey — may lighten a lot without disappearing entirely. We'll look at what you have and tell you honestly what to expect before we start.

Is it safe for my plants and landscaping?

Yes. The cleaning solutions we use are biodegradable, and we take care of the plantings around the work area before, during and after the wash. If you have anything you're particularly attached to, point it out when we arrive.
