These are the terms that apply to every Mansfield Services booking. We've grouped them by what you're most likely to be looking for — tap any heading to open it.

The agreement

By agreeing to a service with Mansfield Services LLC, you are agreeing to a legally binding contract for work to be completed at an agreed-upon frequency and price, the terms set out on this page, and any verbal conditions given by a representative of Mansfield Services LLC.

Access & Safety

Before we arrive

Water supply

In short: our equipment runs off your outdoor water, so it just needs to be turned on and working before we arrive.

You agree to provide Mansfield Services LLC the right to use an on-site water supply as needed to complete the stated project, without compensation. It is the customer's responsibility to make sure the water supply is on and in working order before we arrive. If we have to supply water ourselves, that is an additional charge, and additional charges will be applied if water is not available.

Electricity

In short: we may need an outdoor outlet, and we always recommend switching off exterior power before a washing service, just to be safe.

You agree to provide Mansfield Services LLC the right to use an on-site source of electricity as needed to complete the stated project, without compensation. If an exterior source has to be supplied by us, that is an additional charge.

We recommend that electricity be turned off to any area that could potentially be exposed to water. Mansfield Services LLC will not be held liable for any damage related to water infiltration or to electricity being left on.

Keeping people and pets clear of the work

In short: for everyone's safety we ask that people and pets stay inside while we're working, and off any cleaned surface for 48 hours afterwards.

While Mansfield Services LLC is on location and performing work on your property, you are responsible for keeping any person or animal inside, or off the property, until the service is complete. If you do need to leave during the service, please talk with the person on site before the work starts.

For any service using a cleaner or detergent of any kind, children and pets must be kept off the work surface for at least 48 hours after our work is completed.

The work area — and moving your things

In short: the work area reaches 30 feet out from where we're working. Please move anything you'd like kept clear of it before we arrive, and give your neighbors a heads-up if their property falls inside it.

The work area is defined as extending 30 feet from any item or area where work is being performed. Mansfield Services LLC will not be held liable for any damage to items left within this work area.

Please inform your neighbors if their property may fall within this area. It is your responsibility to notify them before our arrival, and you will be held liable for any damage to their property within the defined work area.

Removal and replacement of grills, deck furniture, planters, toys, and any other items is the responsibility of the homeowner. Should we need to remove items from any area, we will not be responsible for any damage, breakage, or storage issues, and an additional charge may be applied for the time and labor involved. If a grill is on wheels and easily moved, it may remain on the area that will be cleaned.

Money

Pricing & payment

How pricing works

In short: online pricing is an estimate based on the details you give us. If things turn out a little different on the day, we'll adjust it after the service.

Any pricing provided by our website is an estimate based on the information you enter regarding square footage, number of bedrooms, number of bathrooms, and the other selections you make.

By booking our services you agree to provide accurate information. If we determine that the actual square footage, number of bedrooms, number of bathrooms, or other selections differ from what was entered, your card will be charged the correct amount based on the accurate information after the service.

Discounts, promos, promo codes & credits

In short: one offer per visit, on full services. Credits work like store credit and can even be passed on to someone else.

Only one discount, promo, or promo code can be applied per visit, and advertised discounts, promos, and promo codes are valid only on full services, not on partial work.

Customer credits function like store credit and may be saved up, applied in part or in full, and transferred to another person. Credits are not redeemable for cash and will automatically expire if the company ceases operations.

When your card is charged

In short: a hold goes on 3 to 5 days before your appointment, and the actual charge follows after the service.

Some of our services require a credit card at the time of booking and some do not. For services that require one, a hold for the estimated amount will be placed on your card 3 to 5 days prior to your appointment. Your card will then be charged that amount, or the corrected amount, after the service.

Payments not made online before the service can be made by check, cash, credit or debit card, PayPal, Venmo, or any other payment processor accepted by Mansfield Services LLC.

If an invoice total is more than $1,000.00, you may be asked to pay at the time of the appointment. If the property is listed for sale, or is planned to be listed for sale, the total balance is due on the day of the service, at its completion.

Service fee if a job can't be completed

In short: if we arrive for a dryer vent, mini split, or air duct visit and something at the property means the work can't be carried out, a $150 fee applies to cover the trip.

If any circumstance prevents the completion of dryer vent cleaning, mini split cleaning, or air duct cleaning — such as, but not limited to, blocked access, improper material, or installation issues — a service fee of $150 will be charged.

Late fees — residential

In short: if a balance is still open 21 days after the visit, a $25 weekly charge helps cover the cost of chasing it up.

At 21 days past the project's completion, a $25 weekly administrative charge will be applied to the outstanding balance. This fee helps cover the cost of continued account management — invoicing, follow-up communication, account updating, and payment processing — until the balance is paid in full. The customer agrees to pay any costs incurred by Mansfield Services LLC related to the collection of outstanding balances.

Commercial, HOA & other non-residential accounts

In short: balances are due within 30 days. After day 37, a 5% charge is added every 7 days until the balance is settled.

Payments are to be made by check, cash, or ACH. Balances are due within 30 days of the project's completion date. Any variance to this policy must be agreed upon prior to the start of the job.

A late charge of 5% of the total project cost will be automatically added to any remaining balance 37 days after the project's completion date. The same late charge will be added to the remaining balance every 7 days until the total remaining balance has been received. The customer agrees to pay any costs incurred by Mansfield Services LLC related to the collection of outstanding balances.

Scheduling

Weather and changes to your date

In short: this work depends on the weather, so dates occasionally have to move. We'll always let you know.

Scheduling in a business whose productivity relies upon the weather can be difficult, and inclement weather may affect scheduling. We try our best to keep scheduling conflicts to a minimum, however circumstances beyond our control may affect your project start and completion dates. You will be notified of any changes.

How and when to report a concern

In short: please let us know within 24 hours, and bring it straight to us so we can put it right.

Any issue relating to damage, missed areas, the service, or your experience with Mansfield Services LLC must be brought only to the attention of a representative of Mansfield Services LLC.

Issues must be reported within 24 hours of the service's completion.

Warranties

All warranties are limited to those offered by the manufacturers of the products used. Mansfield Services LLC makes no additional warranties. If you ever have a concern regarding our work, Mansfield Services LLC should be notified immediately.

Limits

What we're not responsible for

Cleaning reveals what was already there. These clauses cover the conditions we can't fix and can't be held to account for.

Preexisting damage & older materials

In short: older or already-worn materials don't always come through a cleaning unchanged. We take real care, but we aren't able to take responsibility for conditions that were there before we arrived.

Mansfield Services LLC is not responsible for damage due to improper installation, age, state, outdated equipment or material, equipment or material outside of current or typical manufactured standards, neglect, or preexisting conditions. This includes, but is not limited to, siding, shingles, broken or open windows, improperly sealed windows and doors, wood rot, defective construction, improperly secured wires, mortar, brick, stone, loose or improperly installed components of the gutter system, cracked or aged caulking, uncapped dryer feet, incorrectly installed ducts, and ducts that are not a 4-inch rigid metal pipe.

On aluminum siding, and in some cases vinyl siding, sun and weather can bleach the color and cause fading and oxidation. Power washing — which uses pressurized water and a high volume of water — can remove some or all of the chalky oxidation, grit, or failing surface material, and this may cause parts of the siding to stand out. Mansfield Services LLC will not be responsible for such conditions.

Stains that can't be removed

In short: we try to point these out during the walkaround, though a few can be easy to miss, and some simply won't lift.

Sometimes stains cannot be removed by standard pressure or soft washing. Vehicle exhaust and brake dust, tree sap, artillery fungus, splatters from stains and paints, the oil in some hand prints, and exhaust from fuel-burning home appliances are all examples of materials that cannot be removed by conventional means. We make every attempt to point these areas out during the walkaround, though some can be missed, and there are times when a stain simply cannot be removed at all.

Water getting in

In short: washing puts water against the building, so it does need to be watertight beforehand. If anything is letting water in, let us know and we'll work around it.

Mansfield Services LLC expects the property to be in good repair and watertight. This includes, but is not limited to, all electrical components including receptacles and light fixtures, doors and windows, and any area water could potentially enter.

Mansfield Services LLC is not responsible for damage resulting from water infiltration caused by poor or improper installation, maintenance, age, or repair of electrical components, doors, and windows.

Water spots on glass

In short: minerals in the water can leave light spotting on glass. It is rarely severe, and often not noticeable at all, but we would rather mention it than surprise you.

Windows may become water spotted as a result of our services. This comes down to the impurities naturally present in the water itself rather than anything in our process, and it is not typically severe or even noticeable — but we do like to point out that it can happen. Removing this spotting is not included in other services; it is covered by our separate window cleaning service, which uses purified water for exactly this reason.

Concrete

In short: a good clean lifts the grime, which can also uncover marks and imperfections the dirt had been hiding.

The appearance of concrete depends on a number of factors, most linked to when the concrete was initially poured and cured. When concrete carrying dirt, mould, mildew, algae, stains, and other pollutants is cleaned, it will reveal any and all imperfections those pollutants were covering up. The customer understands that not all concrete will look the same, even on the same surface.

Color and tone on wood

In short: every board takes stain a little differently, so some variation in color and tone is natural.

The properties and species of wood, its age, and the weather can greatly affect the resulting color or tone of a stain, or of different sections of the wood. Variance may occur on individual boards as well as across the total project, as densities and other characteristics vary throughout the wood. Mansfield Services LLC attempts to represent the final finish color and tone as closely as possible, but while we can often give you an idea of the overall result, some variance must be expected.

Areas we may decline to clean

In short: occasionally something is best left alone, because cleaning it would risk damage or wouldn't be safe. We'll always let you know when that's the case.

Mansfield Services reserves the right to avoid cleaning certain areas or objects if they are improperly installed, made of unsuitable materials, or violate building codes. This is to prevent damage and ensure safety. Any areas avoided for these reasons will not be eligible for refunds or discounts.

By Service

Service-specific terms

Interior house cleaning

In short: clearing your surfaces beforehand gets you the most out of the visit, and anything you'd like looked at again is best raised within 24 hours.

Job completion, refunds, and adjustments. A service is considered completed 24 hours after the scheduled service time, and any issues must be reported within this 24-hour window. After 24 hours the service is final and no refunds, credits, touch-ups, or adjustments of any kind will be issued. This policy ensures cleaners are paid fairly for completed work.

Pet waste and cat litter. For health and safety reasons, cat litter, litter boxes, and animal waste are not handled or cleaned as part of this service. We kindly ask that any such materials be disposed of by the pet owner prior to the cleaner's scheduled visit.

Tidy policy. So your cleaner can work effectively, please make sure your home is cleared of excessive personal items, including items on surfaces and in areas designated for cleaning. If there are significant amounts of personal items on surfaces or in areas scheduled to be cleaned, those areas may be skipped, and no discount will be provided for areas that were not able to be cleaned.

Window cleaning

In short: this covers a general clean of the exterior glass. If you need something more specialized, just let us know ahead of time and we'll see what we can do.

This service is for exterior glass only and is a general window washing. Pricing does not include any specialized cleaning unless agreed upon prior to the service. Specialized cleaning may be possible, but it needs to be communicated before we arrive on site.

Gutter cleaning

In short: we reach gutters by ladder, so now and then a section can't be got to safely and has to be left. We'll always point out anything we weren't able to reach.

Gutters must be accessible by ladder for cleaning. Inaccessible areas will be skipped. Service charges are not adjusted due to accessibility issues.

In short: add us to your contacts so we don't land in spam. You can unsubscribe from marketing any time.

Adding info@mansfieldservicesvt.com to your email address book helps avoid emails accidentally going to your spam folder. All email addresses are automatically loaded into our customer management and marketing software. If you wish to be unsubscribed from these emails, there is an option to do so at the bottom of all marketing emails.

Text messages

In short: giving us your cell number means you're opting in to texts. Reply "Unsubscribe" to stop.

By providing their cell phone numbers to Mansfield Services LLC, customers consent to receive communications, including promotional messages, by text message or SMS. Customers confirm that they have obtained any necessary consent from authorized users of the provided cell phone numbers, and agree to update Mansfield Services LLC promptly if their contact information changes.

Mansfield Services LLC respects customer privacy and will use cell phone numbers solely for communication related to our services. Customers can opt out of promotional messages at any time by replying "Unsubscribe" to any message, or by contacting us by phone or email.

Your Property

Photos & videos

How we use photos of your property

In short: we photograph our work, and occasionally use it in marketing. Just say the word and yours is excluded.

We typically take photos and videos for our documentation, and these are occasionally used in our media campaigns. If you would like your photos or videos not to be used in our campaigns, please let us know and we will be sure to exclude them.

Recurring services

These terms apply in addition to everything above if you're on a recurring plan.

Your agreement

By agreeing to a recurring service with Mansfield Services LLC, you are agreeing to a legally binding contract for work to be completed at an agreed-upon frequency and price, the terms on this page, and any verbal conditions given by a representative of Mansfield Services LLC.

How recurring appointments are scheduled

In short: we email you the date, and we do ask that you confirm it so we both know to expect the visit.

Mansfield Services LLC will send an email from info@mansfieldservicesvt.com with your recurring appointment date. We suggest adding that address to your email contacts to help avoid it going to spam.

Please confirm your appointment when you receive it. We ask for a confirmation so that we know you are expecting us, which keeps the schedule accurate and avoids a wasted visit for either of us.

Recurring payments

In short: if your service needs a card on file, it has to be active before each visit.

Some services require a card on file and some do not. If a card on file is required, a hold will be placed on your card 3 to 5 days prior to your appointment for the cost of your service, and your card will be charged after the service. If the card is declined, expired, or needs updating, we will inform you. For services requiring a card on file, an active card is required before the service is performed.

Price changes on recurring plans

In short: recurring pricing may be adjusted by up to 10% a year to keep pace with costs, and brought in line with our current minimum where needed.

To account for inflation, rising operating expenses, and our commitment to compensating our team competitively, Mansfield Services LLC may increase recurring pricing by up to 10% per year. Additionally, if your current rate falls below our minimum service charge, it may be adjusted to meet the updated minimum. All expectations about, or related to, the services provided must be conveyed prior to the approval of the cost of those services.

Ending a recurring service

In short: 72 hours' notice is a big help. For house cleaning cancelled inside 48 hours, a $50 fee may apply.

Recurring services continue until a representative of Mansfield Services LLC or the account holder cancels the service. We would appreciate cancellation requests being received no later than 72 hours before the service.

If a house cleaning cancellation request is received less than 48 hours before the scheduled appointment, a $50 cancellation fee may be sent by invoice or charged to the card on file.
